What sellers ask me
The questions behind the listing
Should I price it a little high and come down?
It is a reasonable instinct. But buyers can check a home's listing history, including how long it has really been for sale and how many times the price moved. Both shape what they think it is worth before they walk in.
How sure are you about the number?
I give you a range, speaking as a real estate agent, and we talk through what could move it. Few homes on this coast truly match, so one exact figure would promise more than anyone can know.
What if it doesn't sell?
Then we look at why, together. Before we list, we agree on the first price, when we will review it, and what would change it. If the home sits, you can lower the price, wait, or stay put and end the listing as your agreement allows.

How it works
Four steps to a sale
Read the market
I pull closed sales from the MLS and go over pricing options with you.
Decide together
We weigh selling against holding or staying.
Prepare and present
I can arrange cleaning before the photos, at the seller's cost. Then we add small touches and write a story around what makes your home different.
Negotiate and close
I go through the offers with you, from the first one to closing.

A real example
What you can't add later
Most of my work is on the Orange County coast. This example is a cabin listing I lead in Big Bear.
Two features stood out, and you can't easily add either one later. You walk right in from where you park, which is a big deal on a snowy slope. And the back porch looks out toward the national forest.

The practical side
This is general information. Tax, legal and loan questions go to your own advisers.
Who will I actually work with?
You work with me. I work alongside Bruce Miller (DRE 01079959) at Compass. He was the lead listing agent on the two closed sales I have worked on, and I lead the Big Bear listing. You will know who leads yours before you sign the listing agreement.
What do you charge?
The commission and when it is due go in the listing agreement. No law sets the amount. Each broker sets its own, and it may be negotiable.
What would I actually walk away with?
We can estimate that before you decide. I start from a likely sale range, speaking as a real estate agent, then take out your estimated loan payoff, commissions, closing costs and transfer tax. My estimate stops before income tax, so ask your CPA to add that line, starting with the home sale exclusion.
California can also hold back part of the sale price at closing, as a prepayment of your income tax. Ask your CPA whether an exemption fits.
What if I have a firm date?
Tell me the date first. We count back from it, allowing time for preparing, marketing, closing and moving, and we plan for the slow case. No one can promise a sale by a set date. A firm date can change which price makes sense, so we settle that before you list.

Sometimes the answer is no
The best move can be no move
I run the numbers on staying too, and I ask whether a move solves the problem you started with. If I think staying put is the better move, I will tell you.
The guide below also touches on Prop 19 and homes held in a trust.
